Location and Modules
The tower’s location is defined by the careful integration of irregular yet straight-edged modules, adapted to the surrounding terrain. These modules not only add aesthetic diversity but also serve specific functions, making efficient use of the available space.
Some modules have dedicated purposes, while others function as planters. The arrangement of tilted planters creates natural terraces that provide informal seating while also acting as ventilation points for the underground parking, improving airflow.
Roadway Design
As part of the site strategy, the pedestrian roadway has been elevated to sidewalk level, creating pedestrian-priority zones between both the park and the tower and the adjacent sidewalk and the tower. This design not only fosters a more pedestrian-friendly environment but also naturally encourages drivers to reduce speed due to the height transition, functioning similarly to speed bumps.
This layout enhances the pedestrian experience around the tower while contributing to road safety by incentivizing slower vehicle speeds. The raised pedestrian roadway is both a functional design element and a visual enhancement to the urban space, emphasizing safety and harmony between different modes of mobility in the area.
Typical Floor Plans
The tower’s standard floor plan features two variants, both with an efficient and elegant design. From the central core, residents access each of the six units per floor. The defining feature lies in the orientation of the perimeter terraces: one variant has clockwise-oriented terraces, while the other has counterclockwise-oriented terraces.
In the clockwise variant, every perimeter living space enjoys a private terrace, offering residents panoramic views and seamless indoor-outdoor connectivity.
The counterclockwise variant follows a similar layout but with an alternate terrace arrangement. Each unit maintains privacy with exclusive terraces, providing varied natural lighting and views, creating distinct living experiences for each home.
Both variants reflect a contemporary lifestyle that balances privacy with a connection to the surroundings, allowing residents to personalize their experience based on preferences and needs.
Parking
The underground parking, spread across three levels, is an efficient and discreet solution for the tower’s mobility needs. With 93 parking spaces per floor and a near-square layout, the design optimizes space effectively.
Vehicular access is via a ramp directly from the street, ensuring smooth entry and exit. The square shape allows logical space distribution, maximizing driver convenience.
For pedestrian access, a central core connects all three parking levels to the upper floors, equipped with elevators and stairs for quick, secure movement between parking and the tower’s facilities.
The underground design preserves the tower’s aesthetic and its surroundings while delivering a functional, efficient parking solution that enhances the overall experience for residents and visitors.
Rooftop
The tower’s crown features a rooftop access structure that leads to the building’s stunning rooftop. This architectural element serves as both a distinctive focal point and a functional addition to the overall design.
From the structure, users ascend to the rooftop via a staircase, offering a unique panoramic experience. This elevated space provides breathtaking views of the urban landscape and the sea.
The structure acts as a transitional point between interior and exterior, creating an exclusive ambiance that invites enjoyment of the natural surroundings. The rooftop access provides a special space for contemplation and connection with the environment, solidifying the tower as a landmark on Málaga’s skyline.
Library and Coworking (Tower Core)
This floor offers a multifunctional space designed to foster collaboration and creativity. Floor-to-ceiling windows surround the library and coworking areas, providing an inspiring environment with panoramic views of Málaga’s landscape and the sea. The combination of shared workspaces and an extensive book collection creates an ideal setting for idea exchange, learning, and focus.
Gym (Tower Core)
At the heart of the tower lies a modern gym with spectacular views of Málaga and the sea. The expansive glazing not only floods the space with natural light but also motivates users with an inspiring backdrop while they train. Equipped with cutting-edge technology and diverse sports facilities, this gym promotes physical health while offering a unique experience where wellness merges with captivating visuals.
Discreet Ground Floor
The ground floor features a minimalist design, occupying a compact footprint to preserve unobstructed pedestrian sightlines. Its understated entrance blends subtly with Málaga’s waterfront promenade. With efficient spatial planning and outdoor seating areas, the ground floor adds an elegant yet unobtrusive presence, enhancing the pedestrian experience while contributing a contemporary touch to the urban landscape.

Diagrams
The diagrams illustrate the modular layout, prefabricated system, and natural ventilation strategy - optimizing both comfort and energy efficiency.
Wind Direction Diagram
The prevailing southeast winds necessitate reinforced structures on wind-exposed facades. This analysis further recommends installing natural or artificial windbreaks to mitigate wind impact while maintaining optimized cross-ventilation throughout the buildings.

Sun Path Diagram
The sun's annual trajectory suggests optimizing building orientation to maximize natural daylight while reducing artificial energy consumption. This is particularly critical for window placement, enabling efficient solar energy utilization.
The central core of the tower serves as its structural backbone, housing critical building systems such as elevators, staircases, and service utilities. This central element provides stability and resistance against both vertical and lateral loads, ensuring the building’s structural integrity.
